 1. Apply for a mortgage and obtain a pre-approval letter. This letter may be contingent on the successful closing of your current home.

2. Approve overall budget of construction costs and soft costs. we like to be as up front as possible regarding pricing. this saves time and money through the design process

3. begin the design process! we work closely with several top minnesota architects and can assist in architect interviews

4.as design progresses, value engineering is often a very important step of the process. as the builder, we work as a team with the architect and owners to find ways to achieve best value while maintaining the design intent.

5. finilize the plans, pricing and sign contracts

6. apply for the building permit

7. ground breaking party and begin construction

8. construction phase 8-14 months from ground breaking to move in

9. warranty walk through at 1 year anniversary
